Winton Wetherspoons?

As you may be aware, a new planning application has been received by the council for the conversion of the G&T Stock Clearance store into aJD Wetherspoon pub in Winton high street. The application is for a change of purpose from retail to "bar/restaurant" and to the make external alterations including a new shop front, louvres and the front area to be used as an outdoor seating area with fixed barriers. We have spoken to the Council's Environmental Health department who had this to say:The planning application amendment for outside drinking has to be considered by the Planning Officer. The Pollution Control team have concerns about the proposal because of the possible disturbance to local residents: they have advised the planner accordingly. It is understood that the Highways Authority and others are also not happy about the application. If, in the event, planning consent is given then the premises licence issued by the Licensing Board will not in itself directly prevent drinking outside. However, if this activity does result in nuisance to residents and there are complaints, the licence can be reviewed by the Board. Such review could result in a licence condition to totally ban outside drinking or to restrict the hours when it can take place.Anyone affected can request a review by contacting the Licensing Team on 01202 451177 or email licensing@bournemouth.gov.uk.In 2006, planning permission was granted on appeal after the Council rejected the initial proposal. Should this latest proposal be rejected, JD Wetherspoon would be entitled to use the existing planning permission to convert the premises however this would not include the outside seating area.It is expected that the pub be called The Parkstone & Heatherlands.

Back in December we reported the proposed development of a block of 10 flats at 15 Kilmarnock Road. This was refused and two subsequent applications for the site were made. Despite the most recent, a block of just 6 flats, being accepted, the developers appealed to the Secretary of State for Communities in a last ditch bid to get their monolithic proposal accepted.A full copy of the appeal decision can be found here.

Infill Development in Bishop Road

Back in February, we informed you of the proposed development of a four bedroom family home in the rear gardens of 1 Bishop Road and 34 Abbott Road. This was rejected by the Planning Authority on the grounds that it would be out of keeping with the local area contravening Policies 4.19 and 6.8 of the Local Plan.As you may be aware, a resubmission has been made for the site. The new proposal is reduced in scale and is now just a three bedroom family home. The carport of the original proposal has been scrapped but provision for off-road parking has been made with one space for 1 Bishop Road and one for the proposed development. The surrounding area is one of mostly two storey housing of a similar character to the proposed home.

Block of Flats on Melville Road

Back in February, we reported a proposed block of flats on the site of 14 Melville Road. Recently, the proposal was altered and resubmitted to the council. The new planning application sees the design reduced from five to four flats over two storeys. Each flat has just one double bedroom, open-plan kitchen/lounge, and a shower room. A communal garden is planned for the rear of the property along with a bicycle shed and bin stores. One of the reasons why the original proposal was rejected was the lack of car parking. Despite this, the new proposal fails to address the problem and simply reduces the number of flats by one.The proposed block of flats is to be modelled in the style of a large house in an effort to appear similar to buildings in the surrounding area.
